First, let’s take a look at the key factors of selling a home:

1. Price of Home.

Price is one of the main  factors of why a home  does not sell.  Overpricing a home will lead to fewer showings and a waste of  time and energy.

Good agents will tell you honestly what your home may be worth to a potential buyer and of course, there are those Realtors who will tell you what you want to hear.  Overpricing a home is a tactic used to get your house listed.

One of the first questions most buyers ask their Realtor is, “How long has this home been on the market?” In reality they already know through online search results through Zillow and other Real Estate sites. If your home has been on the market for a long time, buyers will question themselves on whether this home is suitable for them.

If you would like to see what your home is truly worth, interview three real estate agents and see what they think your home is worth. If two agents say it’s worth $500,000 and one says $700,000, then you know it’s closer to $500,000.

Now that you’ve concluded that price may not be the problem, then lets look at the next factor.

2. Condition of Home.

In what condition is your home? For the most part,  homebuyers don’t want to buy a “project” — they are looking for a  “move-in ready” home.

Most of today’s Buyers don’t want to calculate the cost to move into a new home. In most cases some of the things you have been thinking about doing like replacing carpet, painting, and touch ups and cleaning may need to be done.

Unless these issues are not taken care of, it will result in you receiving a low-ball offer. If you want top dollar for your home, then take any questions out of a buyer’s mind about the condition of the home. For everything a buyer has to do to make your home move-in ready, they will take thousands off an offer.

3.  Marketing Mistakes on Your Home Will Decrease Your Net at Closing.

How you market your home is extremely important! You need to make sure that your Realtor knows what the unique qualities of your home may be for marketing. As your Realtor it is our job to come up with a strategic marketing plan that will set your house apart from the competition and get qualified buyers in the door.

One of the most important factors is gorgeous photography to get Buyers into your door! Your home should be exposed with professional photos as they are windows to a potential Buyer. Buyers today are looking at Real Estate sites and choosing homes to see through the photos and of course videos too! But that will be another discussion.
